The first and most important thing to understand is that UEFA FFP doesn’t consider a club’s debt – debt being an accumulation of liabilities due in future years. What it does consider retroactively is whether the club was able to service the debt through normal annual operations.
An analogy is your mortgage. If it sits at $500,000 it is a debt you owe through future payments. The crucial question is do you make enough money to make your monthly payment of $2,000 and still have enough to pay normal expenses.
You also have to consider whether Real’s debt is gross or net. Gross debt is the total of all liabilities while net debt is after the deduction of assets – general money owed to the club.
When you strip the financials down Real Madrid’s net debt is comfortably financed by annual operations and if Arsene Wenger’s “joke” comment implied that Real Madrid was going to run foul of UEFA Financial Fair Play then it is a red herring. Real Madrid is nowhere close to running foul of UEFA Financial Fair Play either now or in the foreseeable future.
Pérez’s business model has been an incredible financial success.
